Okay, this may be a silly question, but why, oh why are there songs continually leaking from the vault, if the vault is in Prince's house and it is locked?

I think people who worked with Prince kept tapes of their own.

Jesse Johnson once said that every time Prince came to his house, he snuck something out, so everytime Jesse went to Prince's house, he stole something too.

For example, some relatively old material, which had leaked and been in the hands of very few for a long time, recently emerged and circulated widely.

Also, I think you may be taking the concept of 'The Vault' a bit too literally.
There certainly is a 'vault' (where the mastertapes are kept in a climate
controlled environment), but nothing has ever 'leaked' from the vault itself.

The leaks came from various other sources; band members, employees,
In house promos, rough mixes, demos etc. Prince pretty successfully
managed to plug the leaks back in about '96, so about 99% of what's out
there (including 'newly circulating' material) dates from before then.
