We just sold our home and have a great agent. In the process of looking for houses, there's a few lessons:

1. When a house is listed as a fixer upper.....BELIEVE it!

2. Those realty agents working for companies that advertise they'll "sell your house in 90 days or pay your mortgage".....are shady characters who bend the rules of realty ethics.

3.If a house is listed as "under contract", don't take it as being sold. With banking currently sunk with risky loans, many who thought they could get a loan, aren't. I'm seeing alot of "back on market" MLS listings.

4. If buying a house from someone who works in real estate, re-check everything, including the acreage, and square foot of the home. The home we just sold was purchased from realty brokers. They included the basement in the square foot of the house when it shouldn't have been. Only those rooms with heating/cooling should be in the listing.

5.Don't make a decision in haste because someone else is interested in the home.
Two weeks ago, we viewed a house, and another couple were there to see it. The woman was PO'd because we were there. We made a low offer the next day, and were told the house was sold that morning to the couple.
Was contacted by our agent this week and said the deal fell through. We found another place we like better and are in negotiations.
