so we have finally decided to move & i am so stressed out about it all. Our realtor says to de-clutter, rent a storage unit, list our house first. so what if we dont find something after our home sells???

Not only that but EVERYTHING...the boxes...the NOT KNOWING the future, the plans, the hiring lawyers...house inspector.. ..the COST!!! not knowing what problems the new house will have.

i really feel like im having a breakdown. i keep telling myself...winter cannot last forever & this too shall pass.

i really need to vent & would appreciate any advice on how to cope. I just took half a zanex.

Here in Sweden it used to be customary to buy first and then sell (which means you wouldn't have to put your stuff in storage) but now that the real estate market is cooling down the banks are starting to demand that you sell first. I would probably ask if I could temporarily put my stuff in the basement of my mom's house. And if there wasn't room for all of it I would try to strike a deal with the buyer to let me use the basement of the house I just sold for a certain amount of time. Storage is expensive.

As for the house inspector, don't skimp on the expenses there. If there's a hidden problem you could be in a world of trouble but a good and thorough inspector will detect them in time. Ask them to check specific things like the boiler, the pipes, the roof even though they might already be on the list.

Not sure why you would have to hire a lawyer? To look over the contracts you get from the real-estate agent perhaps? At least over here it's not customary to get lawyers involved since all the contracts are standardized and pretty much all encompassing and the agents are governed by strict laws.

Just try to take it easy and take your time finding the right place. When you go and look at houses, go with your gut. Some places might make intellectual sense but don't give you a nice feeling and that might be hard to overcome.

Thats what i told my realtor! she says EVERYBODY DOES IT. plus when we do find a house & place an offer on it we WONT have the condition.."upon sale of current home"...which would make the offer more appealing.

oh & a lawyer is usually used to sign over legal land transfers, realtor fees...etc..(at least here in canada) yes its costly but i dont have to worry about being sued later b/c i dont know what im doing.

I am just going through this process myself... I close on the new house on Thursday. Luckily, I have been renting for years, so I didn't have to go through the selling of the current place to buy a new one... but you can always make it part of the contract negotiations with the person wanting to buy your house that you can stay until you find something, or until you close... a good realtor should be able to help you navigate this process.

I agree that everything is expensive... but this is definitely something where you don't want to skimp... I backed out of two different houses after the inspections showed up nasty things that I couldn't deal with. And, if you don't feel like you can handle the costs involved, maybe now is not the time.

As far as the actual packing and moving goes... it is definitely not a fun thing... I feel like I have been living in a fort of boxes for several weeks... but then you get to unpack and organize and decorate a new place, which is actually kinda fun.

Take a deep breath and just do what you can handle at any given time... baby steps.
