Combination of luck and living within one's means. I bough my co-op dirt-cheap in 1988(it helped having an relative who knew the management). My monthly maintenance is @ $650 a month. That includes water, electricity & on-site parking. It's in the Bronx, but it's a nice residential neighborhood(near Parkchester). Great part is the bus stop is right in front of my building and I'm nor far from the subway.

I've been living in NY the majority of my life (except between 1990-1995) and it has always been expensive. You either love it or hate it, but all the places I've been, I haven't found anywhere else that is as exciting as NYC. Hard to leave it.
