Pretty far out there and not a lot of transportation options

I'd also avoid Diamond Heights & Twin Peaks unless they have a car because both neighborhoods as the they suggest are up on hills that are difficult to walk up.

3 - Use Craigs List to find an apt.

Studios range from 800 - 1100
One BD RM - 1200 - 1600

Thx! He's paying rent like that in the Detroit area but the Bay is calling him. He'll make good money so he can afford this, I'll just be visiting.

Not true. I've been thinking about this in general for a while. One needs to make about 40K to live in this city. Anything less and you're stretching it. That or you are not going out, taking a vacation, shopping etc. I think it would be hard to live here and enjoy it if one was making under 40K. My partner makes 16 an hour and even though I make a bit more than he does, we do struggle a bit.

That's what he makes here, not sure about there...


If that's what he makes there, he'll have NO PROBLEM. One makes about 20% more in salary here...maybe a bit less.

It does a bit. I know folks who make less..and they just make ends meet but manage to get by.

I've been digging all day on this subject with 40k there's no way to be able to actually buy a house. The pricing on homes are insane, my friend will do just fine though.

Unless there is a huge down payment.....not even if they bought way out in Tracy, Manteca or Stockton.

I have gone over the house buying thing so many times. I just can't see paying a Million for something that costs less thn 1/2 that else where for more space. I also think that putting 10% is the MIN one should do in order to get a decent mortgage (that costs less than renting). 10% of 400K is 40K - DOABLE. 10% of a Million - 100K - Not doable.

Unless I co-opted I can't see buying a home in California, let alone SF.

Your friend could always move on down to the South Bay. Rents are running about 700 and up depending on where they want to live. Public transportation isn't that bad you just gotta know the schedule, but I do recommend having a car. Since your friend is a couputer person Ebay, Yahoo and Google all have headquarters down this way.
