it's gorgeous, ocean. totally cool. i have only one comment. (and i live in minneapolis, where there's a freeze/thaw cycle): is the exterior stucco? and if so, why didn't you leave a weep screed from the ground up twelve inches to permit moisture drainage from the interior of the stucco wall?


Thanks smile ...The exterior is rendered and painted...I think over there you render and paint over board where as here the houses are a brick skin with timber interior frame smile ...yep there are weep holes all the way around the property (none on the front of the garage though has they are brick piers and don't require ventilation)
