I have heard all of this and it's good advice. I know I'll likely be wading through a lot of crap and it may take a lot of time to find what I'm looking for in my price range. But I look at it as like shopping flea markets/discount second-hand stores. If you really dig, you can often find something great.
And I already know it's possible to find a livable foreclosure, turns out my friend Andy signed a purchase agreement on one himself yesterday. He closes in May.
